Do you have a conflict around housing and need help?

We provide help communicating about and solving issues about rental housing for both tenants and landlords, and between roommates. Our Dispute Resolution Center can help resolve problems without going to court, at no cost.

Connect and solve problems like:

  • ꞏ Rent-owed including repayment plans and debt resolution plans ꞏ

  • Helping landlords and tenants create action plans on issues such as late rent, property care and cleanliness, noise, property rules and common space

  • Communicating with each other about costs and timing on rent or repairs

Our non-profit team works with you directly to find a solution that works for your life and situation. That includes communicating with the help of a trained facilitator, individual advice and coaching, and mediation between people who have a conflict.

In conflict resolution, you have a say in the outcome. You can brainstorm ideas and weigh choices with a professionally trained mediator. You choose the end result that works for you, and the solutions are not mandatory.

Washington’s Eviction Resolution Pilot Program (ERPP) ended by state statute as of July 1, 2023. Landlords are no longer required to participate or provide tenants with an ERPP Notice. Read more here.

If you filed a notice and had an ERPP case open on July 1, 2023, or are a residential landlord with questions about a tenant who owes rent as of July 1, 2023, you may wish to seek legal advice and/or contact the County Clerk or Superior Court serving the county where the tenant resides for guidance.

If you are unable to obtain a private attorney or do not qualify for free legal services, the Moderate Means program offered through the Washington State Bar Association may be able to help you access legal advice and/or representation.
